The Property Owners have worked hard to make The Cooks Cottage a peaceful and beautiful place located on a private property and agree to let the premises to you for the purposes of holiday lettings.
Please carefully read the following terms and conditions that set out the booking conditions, requirements and the use of the property. The payment of your deposit acknowledges your understanding and acceptance to the terms and conditions contained in this document.

DEPOSIT & FINAL PAYMENT
To secure your reservation you are required to pay 25% of the total tariff as a deposit.
Final payment of the tariff is due one month prior to your arrival date (during Peak Periods final payment will be due 2 months prior to your arrival date).
For all reservations made within one month of arrival, payment of the total tariff will be required at the time of booking.
Once your deposit has been received, you will receive a confirmation email with details of when your balance is due. We will confirm with you via email once final deposit has been received and provide a welcome letter with our address and contact details to assist you with your check-in and stay.
ARRIVAL & DEPARTURE
Arrival time is 2.00pm. Departure time is 10.00am. Please be aware that early arrival or late departures cannot be accommodated unless prior arrangements have been made. Additional charges will be incurred if you are not ready to depart at 10.00am and our cleaning staff is not able to enter the property to service the premises.
Upon your departure the keys must be returned.

A security bond of $1000 will be held on your credit card for rental.
The security bond will be charged at time of your final payment and refunded after final inspection of the property within 2 business days. Damages to the property will be deducted accordingly.
USAGE OF PROPERTY
The property is strictly to be used as holiday accommodation only. We do not permit functions of any kind, parties, weddings etc. (unless prior arrangements have been made). Schoolie bookings are not accepted. If it comes to the property owners’ attention that the property is being misused by the tenants, they will be asked to leave the property immediately without any refund.
The Property Owner endeavours to have any repairs to appliances or other fixtures attended to as soon as possible. However, in some unforeseen circumstances the immediate repair may be beyond their control (Non-availability of tradespersons or parts).
It is guest’s responsibility to put all kitchen refuse out in the garbage (wheelie bins) upon their departure.
DAMAGES & CLEANING
Any damage, breakage or loss to the property or its contents must be reported to the Property Manager at time of your departure. Monies may therefore be deducted from the security bond. Should the damage exceed the security bond we will claim the full costs of reparation from the tenant. If you discover a fault or breakage on arrival, please advise the Property Owner straightaway.
The premises are to be left in the same condition as at the start of the booking. Charges may be deducted from the security bond to cover the cost of extra cleaning or dry cleaning.
Any unwanted food items that guests do not wish to travel/depart with, please leave them in a box or bag on the kitchen bench and the cleaners will donate them to charity. Please also ensure equipment such as remote controls for the televisions, heaters, irons, hair dryers etc. are put back where you found them or left in a visible place.
It is a condition that the Property Owners are permitted to enter the property for an inspection or a service clean at a mutually agreeable time. Any cleaning beyond what is deemed ‘normal’ maybe charged at an hourly rate of $30.00.
In the event of the premises becoming unavailable to the tenant through unforeseen circumstances you will be informed immediately. A full refund will be offered in such an occurrence.
PETS OR ANIMALS
Pets or animals are permitted on the property or within the premises but are not permitted on furniture, this may incur a cleaning fee if a pet damages furniture. It is to be advised that the property is not fenced and the safety and welfare of tenants pets is the sole responsibility of tenants not the property owner.
Smoking is permitted outside only
TENANTS PERSONAL PROPERTY
The Property Owners take no responsibility for the tenants’ personal property. The Landlords insurance does not cover Tenants personal property.
HEATING & COOLING SYSTEMS
The Cooks Cottage comes equipped with an efficient gas heater to provide warmth in the cooler months. Fire wood will be provided for your use in the cooler months.
SWIMMING POOL USAGE
The swimming pool is for the sole use of guests that have booked and are staying at The Cooks Cottage.
The pool is not heated or fenced.
INTERNET & PHONE USAGE
Wireless internet is available at The Cooks Cottage. The password will be provided in your welcome folder at time of check-in.
A telephone is connected. It is available for your use as mobile reception can be unreliable.
All linen and towels are provided.
MAXIMUM NUMBER OF PERSONS
The property is to accommodate no more people than specified in the terms and conditions, unless prior arrangements have been agreed upon.
The Cooks Cottage accommodates a maximum of four guests. Observing Holiday Letting Terms & Conditions.
Any breach of the aforementioned holiday terms and conditions, as agreed by both parties, permits the Property Owners to refuse the key, amend the rent of the property or immediately terminate the occupancy. The payment of a deposit will be deemed acceptance of these terms and conditions.
Cancellations are accepted up until 1 month prior to arrival. A $100 cancellation fee applies to the cancellations.
Cancellations within this period will forfeit 50% of the total tariff; however, no cancellations are accepted within two weeks of arrival.
Cancellations during Peak Periods: No cancellations are accepted within 2 months of arrival.
Cancellations must be given in writing.
Please note that there is no refund of payment if, upon arrival, a tenant is not satisfied with the property. The property is let in good faith and no responsibility for misinterpretation will be accepted.
